The Largest Farmland Transfer in Generations is Now Underway

Article by Paul Schadegg, President, Farmers National Company

The United States agricultural landscape is entering one of the largest generational transfers of wealth and land ownership in its history. Driven primarily by aging landowners and shifting demographics, this transition is reshaping not only who owns farmland, but how it is managed, valued, and preserved for future generations.

According to statistics provided by American Farmland Trust, more than 40% of U.S. agricultural land is expected to change hands at least once over the next 10-20 years, representing over 150 million acres transitioning to new owners. These projections align with broader industry estimates that the transition will be driven by retiring farmers.

At the core of this transition is an aging landowner base. The average U.S. producer is now over 58 years old, and a significant portion of farmland is owned by individuals aged 65 and older. As these landowners step away from active farming, the land is increasingly passed to heirs who may not have direct operational experience. In fact, non-operating landlords already control a large share of farmland, and this percentage is expected to grow as ownership is distributed among multiple heirs or placed into trusts and legal entities.

This generational shift introduces significant complexity. Farmland is unique compared to other asset classes; it is both a highly valuable financial asset and a deeply personal family legacy. Without thoughtful planning, this complexity can lead to unintended consequences, such as forced sales, fragmentation of ownership, family disputes, or inefficient management. Industry research consistently shows that while many landowners identify a potential successor, far fewer have a comprehensive plan for ownership, management, and long-term stewardship.

This is where estate planning becomes critical. Effective estate planning goes beyond simply dividing assets; it provides a structured framework for transferring ownership while preserving the integrity of the land and the financial well-being of all parties involved. Tools, such as trusts, LLCs, and buy-sell agreements, can help streamline the transfer, minimize tax burdens, and clearly define roles and expectations among heirs. In addition, estate planning facilitates communication among family members, an often overlooked but essential component of a successful transition.

Without a formal estate plan, farm families risk losing both operational continuity and generational wealth. Poorly planned transitions can result in heirs being forced to liquidate farmland to meet tax obligations or to resolve disagreements. Conversely, proactive planning allows landowners to align the future of the asset with their goals, whether that is maintaining family ownership, maximizing income, or transitioning to outside buyers or institutional ownership.

The coming wave of farmland transfer represents both a challenge and an opportunity. With proper estate planning and the right team of advisors, families can navigate this transition successfully, preserving their legacy, optimizing asset value, and ensuring that America's farmland remains productive for generations to come.
